Chapter 1
Chapter I
The Dashwood family is introduced, residing at Norland Park in Sussex. Upon the death of the old gentleman, the estate passes to Mr. Henry Dashwood, but is entailed to his son from a first marriage, John Dashwood, and then to John's young son. Mr. Henry Dashwood dies soon after, leaving his widow and three daughters—Elinor, Marianne, and Margaret—with only ten thousand pounds. On his deathbed, he extracts a promise from John to provide for his stepmother and half-sisters. John, though initially inclined to give them a substantial sum, is gradually persuaded by his selfish wife, Fanny, to do as little as possible. The chapter contrasts the sense and composure of Elinor with the excessive sensibility of Marianne and Mrs. Dashwood, who indulge their grief without restraint.

Mrs. John Dashwood takes over as mistress of Norland, reducing Mrs. Dashwood and her daughters to visitors. John Dashwood initially intends to fulfill his promise to his father by giving his sisters a substantial sum, but his wife Fanny manipulates him into reducing the gift to nothing, convincing him that occasional small presents and neighborly acts are sufficient.

Mrs. Dashwood remains at Norland for several months, searching for a new home while relying on John Dashwood's promise of financial support. A growing attachment between Elinor and Edward Ferrars is observed, and Mrs. Dashwood eagerly anticipates their marriage. Marianne expresses her romantic ideals, criticizing Edward's lack of passion and taste, while her mother gently reminds her of her youth.

IV
Elinor and Marianne discuss Edward Ferrars's character and Elinor's feelings for him. Elinor admits to esteem and liking but not certainty of engagement, while Marianne is disappointed by her sister's restraint. Mrs. Dashwood, offended by Fanny's insinuations about Edward's prospects, decides to accept Sir John Middleton's offer of Barton Cottage in Devonshire, a move that Elinor supports despite her reservations.
Chapter 5
Chapter V
Mrs. Dashwood finalizes the move to Barton Cottage in Devonshire, selling her carriage and reducing servants on Elinor's prudent advice. She invites Edward Ferrars to visit, defying Fanny Dashwood's disapproval of his attachment to Elinor. John Dashwood expresses hypocritical regret that the distance prevents him from fulfilling his promise to his father. The family bids a tearful farewell to Norland, with Marianne delivering a passionate lament for the beloved home.
